For more information, please visit www.hasi.com.Position Summary Hannon Armstrong Capital is seeking an attorney or paralegal with commercial real estate experience to join our team in Annapolis, MD. The Real Estate Specialist will work in the Legal Department and initially report to the Senior Real Estate Counsel and will be responsible for supporting key financial, commercial and legal activities related to the management of our portfolio of land investments associated with wind and solar projects.
Responsibilities Working closely with the Company’s Portfolio Management team responsible for managing the administration of our land portfolio and maximizing its financial performance, as well as the Company’s various other internal departments. Maintaining an understanding of the underlying ground lease and loan assets and any related debt/mortgages related to our ownership interest and the requirements of the Company’s financing documents.Point of contact with clients, tenants, lenders and external counsel in order to assist the Company’s Portfolio Management team in responding to and resolving real property matters and client requests including but not limited to easements, rights of way, estoppels, subordination and non disturbance agreements, options, leases (including ground leases) and lease amendments, subdivisions and boundary line adjustments and management of water and mineral rights, all while coordinating consents with lenders and tenants as appropriate.
Assist in responding to government and third-party notices and requirements, including with respect to real estate taxes and assessments, and preparing related filings.Ensure compliance with current and pending laws and regulations and the Company’s financingsReview title and survey matters and supervising resolution of land issues, including matters relating to vesting, liens or easements, mineral rights, tax and mechanic’s liens and/or lis pendens filings, or other matters of record, and coordinating with title companies on updated policies, endorsements and related title documentation.Assist with the development and preservation of the Company’s water and mineral rights. Communicate internal deal and transaction specifics and provide general support on the business’s real estate legal matters as they relate to land permitting, engineering, and finance. The successful candidate for this role will possess a strong background in real estate development and financing, with a focus on renewable energy projects.Education Bachelor’s degree from a four-year institution with a major in real estate, finance, business or related fields Qualifications Minimum 5 years of experience working in a commercial real estate or project finance group in a law firm (as a paralegal and/or an attorney) and/or with a company focusing on commercial real estate transactions and real estate asset management, with an emphasis on lease (including ground lease) and property management. Experience in real property management in the renewable energy industry and related financings is preferred. Project and land development experience is also preferred.Experience reviewing, interpreting and working with legal descriptions, title insurance policies, endorsements and surveys. Renewable project development related title experience is preferred.Experience managing compliance with local and national rules and regulations and related property filing compliance and managing compliance with provisions from loan and financing documentation, leases (including ground leases), easements and other land documents, and entity documents.Excellent written and verbal communication skills.
Excellent interpersonal skills with the ability and desire to work in a fast-paced, innovative, entrepreneurial environment.Ability to work closely with cross-functional teams of internal and external resources and to explain complex legal requirements and concepts.Dependable, organized, self motivated with an interest in the renewable energy industry, detail-oriented, can work independently, and be a supportive team member.Demonstrated proficiency with MS Office, including Outlook, Word, Excel, and Adobe.
