What we are looking for
Our client is seeking a Regional Property Manager who is responsible for overseeing the physical asset and maximizing the returns from the asset in accordance with the Company’s mission, vision, and objectives. You will be in charge of operations management, resident management, financials and budgets, talent and training, and more. This position will travel to locations throughout the Metro Detroit area.
What you will need to have
- Minimum 5 years of experience in a Property Management related field
- Minimum 3 years of experience with multi-site experience
- Must be able to handle multiple tasks at a time, prioritize, and recognize time sensitive items
- Strong leadership and motivational abilities
- Exceptional communication skills, oral and written
- The ability to perform tasks outlined in the job descriptions
- Must possess a positive attitude and the ability to smile under all circumstances
What you will be doing
- Operations Management
- Work with Property Managers to identify and resolve property issues
- Ensure managers follow required policies and procedures
- Ensure optimal occupancy
- Conduct weekly property visits
- Develop and implement marketing/advertising plans
- Ensure market analysis is conducted regularly
- Provide direction and determine rental rates
- Ensure that properties “stand tall”, have curb appeal
- Liaise with Director of Construction regularly
- Manage special projects (rehab, renovations) as required
- Oversee all physical aspects of the assets
- Resident Management/Service
- Resolve escalated resident service issues
- Oversee collections
- Interact with residents
- Satisfy resident needs
- Oversee property files and records
- Financial Oversight
- Work with managers to ensure understanding of budgets/scorecards
- Review expenditures and promote/recommend cost-effectiveness
- Approve invoices and expenditures
- Review monthly financials
- Assists with the development of annual budget preparation
- Attend financial and budget meetings
- Partner with company leadership
- Talent Management
- Leads employee selection, training, and terminations
- Ensure the development of staff through coaching and mentoring
- Ensure appropriate continuing education for property staff
- Conduct performance reviews
