The Leasing Manager will lead the onsite marketing and leasing function for one or more properties.
What You’ll Do…
- Lead the property’s marketing, leasing and sales strategies to achieve occupancy and revenue goals
- Qualify prospects: establish an understanding of their needs and stay informed about current market and local competitive space that may impact the community’s occupancy, market rent and sales results.
- Develop short and long-term marketing goals to sustain occupancy and follow the property’s established policies related to concessions, specials, and other programs to boost occupancy
- Design and execute marketing activities and events to generate new leads and drive traffic to the property including implementing resident referral programs, attending networking local events, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites) and following other property-specific marketing plans
- Use the on-site property management software application (Yardi) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents
- Conduct tours and ensure the property meets the Company’s standards for show quality by daily inspecting leasing tour path and, communicating maintenance and upkeep needs to the property’s maintenance team members and preparing the leasing office for daily leasing activities.
- Follow-up with prospects and new residents to ensure satisfaction (calls, cards, thank you notes, etc). Document all follow up and prospect status (urgent, hot, standard, mild) during the lifecycle of the sales process.
- Utilize the CRM Yardi to capture all activity and contact during the lifecycle of the sales process. Respond to new leads in a timely manner.
- Complete market survey analysis and upload to property Box by the 20th of each month
- Encourage prospects, vendors and residents to leave 5-star reviews.
- Review all application paperwork, ensuring files are organized and contain all Comuna approved documents before manager approves.
- Coordinate and lead all resident events for assigned properties.
- Ensure the monthly budget for expenses are approved 30 days prior to resident events, and all receipts for expenses are provided within 24 hours of purchases.
- Assist assigned properties with creating monthly newsletters.
- Utilize 24.7 to advertise leasing specials and verify accuracy of availability and pricing.
- Acts as a partner and back up to Manager, performing operational responsibilities as needed to support the team.
- Know fair housing compliance and adhere to guidelines at all times.
Qualifications Skills & Requirements
- A high school diploma and a minimum of 1-2 years leasing experience
- Yardi experience preferred
- Market outreach experience (networking, events, social media, etc)
- Must pass a background check

- Must be able to physically access all exterior and interior parts of the property and amenities; must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance
- May be required to assist in emergency measures as required where weather conditions could include temperatures in excess of 90 degrees or below 32 degrees
- Must be eligible to work in the US
