What You'll Do
Essential Job Functions:
- Work with Development Team to create execution plan based on project vision, development programs, business plans, and financial models. Monitor and evaluate project performance against the baseline business plans and financial models.
- Maintain relationships with local general contractors and subcontractors.
- Develop internal project budgets and schedules and oversee all contractor pricing and scheduling exercises.
- Effectively coordinate and manage consultants and contractors throughout the development process.
- Oversee vertical construction.
- Develop and manage vertical development contracting and procurement strategy
- Track project schedules and monitor progress and delays.
- Prepare and monitor project budgets, including preparation of monthly capital calls, loan draw packages and lender and/or investor reports.
- Review consultant and contractor invoices for accuracy and compare them to applicable proposals/contracts.
- Manage internal project managers working on the project, as well as other internal resources and staff.
- Coordinate, manage and lead project design and construction meetings.
- Identify potential project risks and develop mitigation strategies.
- Provide regular project reporting internally and to project investors, partners, and lenders.
Qualifications
- Bachelor’s Degree in related field;
- MBA or Masters degree preferred but not required;
- 8+ years of related real estate, construction, or project management experience.
- Passion for multifamily real estate construction.
- Strong quantitative background in construction, including budgeting, scheduling, permitting, construction, and project management.
- Strong organization skills, attention to detail, critical thinking skills, confidentiality, integrity, and the ability to maintain a high level of professionalism in a fast-paced dynamic environment; and
- Strong financial, entrepreneurial, communication, organizational, problem-solving, and interpersonal skills.
Working conditions
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. This position is sometimes performed in the local office and projects site(s) in outside weather conditions
Physical requirements
The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
