$29.90-$32.89/ hr.

General Summary:
Under the direction of the supervisor, Maintenance and Custodial, conduct routine inspections of building systems. Evaluate and maintain heating, ventilating and air conditioning (HVAC), electrical, plumbing systems and building automation systems. Assist other maintenance associates and/or contractors in performance of maintenance and custodial activities.
Summary of Responsibilities:
Conduct routine inspections and preventive maintenance per the STRS Computerized
Evaluate, maintain, operate and install building automation system systems according to manufacturers’ specifications and established OSHA safety guidelines to include:
Mixing boxes
Wiring
Thermostats
Network controllers
Evaluate, maintain and install electrical systems and electrical devices systems according to manufacturers’ specifications and established OSHA safety guidelines to include:
Motor controls
Distribution switchboards
Lighting
Uninterruptible power supplies
Diesel generators
Variable frequency drives
Inspect and record the condition of assigned plant equipment operation daily.
Perform preventive maintenance per the STRS Computerized Maintenance Management System (CMMS) on assigned building automation, data system support equipment and physical plant equipment.
Evaluate equipment condition and operation; make necessary operational decisions to achieve peak performance and reliability.
Provide service to building occupants by responding to e-mail and telephone service requests.
Train other maintenance associates in areas of expertise

Summary of Qualifications:
High school education required.
Five to ten years general building maintenance experience with electrical and mechanical devices, plumbing and woodwork.
3 Phase Distribution Power (Industrial Electrical 1 & 2) training required.
Ability to use various testing equipment, power and hand tools.
Willingness to pursue continuing education to learn of new developments as required to perform job duties.
Considerable standing, walking, bending, climbing, lifting, and overall physical exertion required.
Excellent work record of attendance and punctuality; occasional evening, weekend and non- regular work hours required including on-call duties on a rotating basis.
