RESPONSIBILITIES
:
- On call 24/7 to respond to all emergency and non-emergency issues at the facility.
- Responsible for effective cost management associated with maintaining the facility, equipment and furnishings.
- Assist in developing facility operations and maintenance policies, procedures, and work instructions.
- Direct performance of work assignments and review work to be conducted with contractor and verify work has been completed as directed.
- Provide vendor escort to work area and oversee vendor while on premises.
- Provide direction to contractor on facility health and safety requirements prior to commencement of work.
- Review maintenance management system to schedule preventive and on-demand work.
- Develop and maintain energy management system to ensure efficient cost-effective operations.
- Schedule and assign contracted personnel to complete all maintenance in accordance with established intervals.
- Evaluate contractor performance and provide recommendations to senior management.
- Provide weekly reports to department heads on facility condition, assessments, project work, and specific goals for the reporting period.
- Maintain on hand inventory to ensure adequate materials are available to meet maintenance goals.
- Develop short- and long-term facility utilization plans that assure cost efficient facility operations and minimize/eliminate unplanned infrastructure and critical systems downtime.
- Generate work orders for timely completion of maintenance requirements.
- Initiate safety compliance program with contractors and enforce as necessary.
- Obtain knowledge of all facility Standard Operating Procedures and ensure compliance.
- Manage security, alarm and fire suppression/detection systems, and ensure compliance with all applicable standards and codes.
- Perform light maintenance to include but not limited to minor plumbing, lighting, housekeeping, and HVAC maintenance.
- Other duties as assigned.
QUALIFICATIONS AND JOB SPECIFICATIONS
:
- Associate degree with three years to five years of facility maintenance experience.
- Working knowledge of OSHA and NFPA standards.
- Demonstrated knowledge of HVAC, electrical distribution including on site generators, various refrigeration systems, and plumbing.
- Experience working in a cGMP environment a plus.
- Excellent verbal and written communication skills.
- A high level of customer service acumen.
- Ability to communicate to all levels of staff and Clients in a clear and conscience manner.
- Maintenance experience with proven technical problem-solving abilities.
- Ability to communicate with staff and provide reports using Microsoft Office Suite.
- Interest to work in a fast-paced environment.

- Critical thinking.
- Troubleshooting mechanical or technical equipment.
TECHNICAL KNOWLEDGE
:
- Intermediate to Advanced Microsoft Office skills: Outlook, Excel, Word
- Must be able to demonstrate skills or hold licensing/certification in the following areas:
- Plumbing, HVAC, Refrigeration systems, Electrical.
- Automated building systems.
- OSHA and NFPA standards.
- Ability to maintain and track budget/spending trends.
- Experience utilizing web-based telecommunication software.
- Experience in managing vendor relationships/partnerships.
ADDITIONAL EMPLOYMENT REQUIREMENTS
:
- Must be able to successfully pass all preliminary employment requirements (i.e., background check and drug screen).
- Must have a valid driver’s license.
PHYSICAL/MENTAL/VISUAL DEMANDS
:
- Work is light to medium in nature with frequent walking to perform assigned tasks.
- Occasional lifting of 25 - 50 lbs. is required.
- Required to work at heights up to 40ft using Scissor lift/Boom lift
WORKING CONDITIONS
:
- Activities occur both inside and outside.
- Hazardous conditions may exist, such as proximity to moving mechanical parts as well as hazardous materials
- Job requires heavy administration work

:
- Equipment: Laptop computer, cell phone, copier, and desk phone; at times may be required to utilize a forklift, pallet jack, and scissor lift/boom lift
- Systems: Outlook, Excel, Word, PowerPoint, WebCTRL, Salesforce, Security Systems
