The Development Manager position will be responsible for managing due diligence, entitlements, design and construction for a series of new construction and acquisitions for the company.
The DM will interface directly with the company’s property acquisition staff during acquisition and property evaluation, will work directly with company principals in planning project design and site layout, will manage all consultants during the due diligence phase, will interface directly with municipal authorities, transportation departments, environmental regulatory organizations and will manage creation of construction plans and approval thereof in conjunction with construction management staff before turning the project over to construction managers.
The individual will remain involved during construction monitoring progress, schedules, and costs.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Lead the pre-development process which includes, but is not limited to, market and site identification, contract negotiations, preliminary architecture and site design, zoning / rezoning, deal structuring and underwriting, marketing, relationship building / management with both internal and external partners, local government support, etc.· Maximize development profitability of construction and renovation projects by ensuring the scope, schedule and budget of all construction activities meets the specified project objectives outlined in the business plan· Determine market and financial feasibility of new real estate opportunities.
Calculate financial worth potential of proposed developments including pro forma analysis, profitability analysis, and internal rate of return analysis.· Prepare accurate development timelines; submit monthly reports documenting job status.Ability to prepare financing packages including: Budget, bids, contracts, and RFP generations for new construction;, construction and permanent financing, and equity syndication or other appropriate funding sources.· Lead the permitting and entitlement process for the projects· Review design documents for coordination and accuracy between the various consultants· Distribute information to construction, management and accounting staff when appropriate.· Coordinate marketing efforts including print material, digital strategy, unit layouts, website launches, sales launches, sales center design and construction, and leasing collateral.· Coordinate with other departments in order to successfully generate a pipeline of deals.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
- Qualified candidates should possess an architecture or Civil Engineering degree, or significant experience in dealing with site development issues within the context of commercial development projects.
- 7+ years of experience in engineering, planning, residential and commercial development projects, land and vertical construction/development budgets, and/or entitlements are a plus.
- Strong organizational and time management skills as well as the ability to multi-task and work independently with little supervision are required.
- A basic understanding of construction standards and practices is also needed.
- Must have multifamily or condominium development experience
- Proficiency with MS Office Suite, internet research, and project tracking software is necessary.
- Bilingual in Spanish a plus
- MBA and/or finance experience preferred
