W're looking for a Sr. Construction Manager. We have a self-manage do culture, therefore we expect you to work on difficult technical projects while also leveraging your existing expertise and experience to help Related extend its present practices and capabilities through business development.Throughout the project lifetime, the Senior Construction Manager is in charge of organizing and coordinating all necessary project resources and paperwork. This includes keeping track of the budget and schedule, as well as managing and administering all contractual obligations, trade partner agreements, purchase orders, meeting minutes, and shop drawing logs.
Through regular contact and coordination with the owner and project team members, this professional also manages risk, insurances, general work performance and quality, and overall team progress against the project plan. The Senior Construction Manager must be a strong leader and communicator who can oversee multiple projects.
- Planning and permitting process coordination and tracking.
- Interpret, and implement architectural and engineering drawings and work plans' technical specifications.
- Coordination and development of exhibits for construction agreements.
- Ensure cost estimates from subcontractors, and proposed change orders are reviewed and negotiated.
- Maintain time and production records, evaluate construction schedules and critical path management, and track work scheduling and critical path management progress.
- Monthly, review and approve subcontractor pay requests, invoices, and payments.
- Examine and approve the completeness and compliance of contractors' construction quality control procedures, including material submittals and manufacturers' quality control papers. Maintain thorough and accurate records for each submission.
- Ascertain that project deadline and requirement are met.
- To meet project deadlines, determine project staffing needs, and create and maintain on-site personnel schedules.
- Samples, testing schedules, and full test data summaries should all be created and prepared.
- All responsibilities related to the day-to-day management of a construction project, including but not limited to the purchase and coordination of Owner/Developer furnished furniture and equipment until the project is completed.
- Ability to effectively communicate and direct with the developer and subcontractors.
