Essential Duties and Responsibilities:
Drive the pre-development process, including market and site identification, contract negotiations, preliminary architecture and site design, zoning and rezoning, deal structuring, underwriting, and marketing. Build and maintain relationships with internal and external partners, and secure local government support.
Maximize development profitability by ensuring that the scope, schedule, and budget of construction and renovation projects align with project objectives. Monitor and adjust project parameters to meet business plan goals.
Evaluate the market and financial feasibility of new real estate opportunities. Conduct pro forma analysis, profitability assessments, and internal rate of return calculations to determine the financial viability of proposed developments.
Prepare and manage accurate development timelines. Provide monthly reports detailing job status, project progress, and any issues affecting project delivery.
Develop financing packages, including budgets, bids, contracts, and RFPs for new construction. Facilitate the acquisition of construction and permanent financing, equity syndication, or other funding sources.
Lead the permitting and entitlement process for projects, ensuring compliance with all regulatory requirements and facilitating approvals.
Review design documents for coordination and accuracy among consultants. Ensure that all design elements are aligned with project goals and specifications.
Distribute relevant information to construction, management, and accounting staff as needed to support project execution and coordination.
Oversee marketing efforts including print materials, digital strategies, unit layouts, website launches, sales center design and construction, and leasing collateral.
Collaborate with other departments to successfully generate and manage a pipeline of development deals, ensuring alignment with strategic goals and market opportunities.
Qualifications, Skills, and Knowledge Requirements:
Bachelor’s degree in Architecture, Civil Engineering, Real Estate Development, or a related field. Advanced degrees such as an MBA or specialized finance qualifications are preferred.
5-7 years of experience in engineering, planning, and residential or commercial development projects. Experience with land development budgets, vertical construction, and entitlements is highly desirable.
Strong organizational and time management skills with the ability to multi-task and work independently with minimal supervision.
Basic understanding of construction standards and practices. Multifamily or condominium development experience is a plus.
Proficiency in financial analysis, including pro forma and profitability analysis. Ability to prepare and interpret complex financial documents and reports.
Skilled in MS Office Suite, internet research, and project tracking software. Experience with project management and financial analysis tools is advantageous.
Strong interpersonal and communication skills, with the ability to coordinate effectively with internal teams, external consultants, and regulatory agencies.
Bilingual in Spanish is a plus but not required.
