About the Role
Plus Power recruits outstanding energy industry professionals who are driven to develop, build and operate assets safely and reliably to decarbonize the power markets while growing their careers. Plus Power is looking to hire a Real Estate Manager, Title and Survey to support the Development Team in mitigating real estate-related risks across the Company’s portfolio of energy storage projects, coordinating title insurance and survey deliverables for site acquisition and financial closings.
The Real Estate Manager will report to the Senior Manager of Real Estate - Title and Survey, but will collaborate across the Development and Real Estate Teams to help progress the development of the projects.
Key Responsibilities
- Provide comprehensive de-risking of title and survey related issues relating to our portfolio of energy storage projects. The primary focus of this responsibility includes the following: title and survey review, curing title/survey defects, and working with other members of the Real Estate, Development and other Teams and with 3rd parties to coordinate de-risk activities, shall include the responsibilities below.
- Lead or support all efforts to order, review and analyze (a) title commitments and title reports, (b) ALTA surveys and (c) mineral reports.
- Lead or support the setting of the timeline for the resolution of all related title and survey de-risking activities for a given project or land interest.
- Lead or support all efforts to cure any title and survey related issues affecting a project or land interest which may include negotiating and securing crossing agreements, easements, licenses, mineral right agreements or waivers, and the amendments of any corresponding real estate document.
- Secure title insurance for land acquisitions and required for financial and tax equity investment closings and fundings.
- Partner with the other members of the Real Estate Team, and with the Legal Department and other Company teams to support de-risking activities associated with environmental issues, permitting/zoning challenges, access, and third-party consents.
- Provide leadership and support to the Legal Department to facilitate the closing of real estate transactions, execution of lease agreements, and financial and tax equity investment transactions.
- Support the Real Estate Team in the advancement and management of early-stage site control efforts as needed.
Skills & Qualifications
- 4-year university degree, BS or BA or equivalent, relevant professional experience
- 5-10+ years’ experience in real estate transactions in the renewable energy, commercial, oil & gas or utility industries
- Extensive experience in title research, title insurance, ALTA survey review, and mineral rights
- Closely familiar with purchase and sales agreements, lease agreements, option to purchase agreements, option to lease agreements, easements, crossing agreements, licenses, and covenants
- Understanding of permitting process, land use, and entitlements for the development of real property
- Creative independent thinker with a demonstrated ability to work both independently and as part of a diverse team
- Demonstrated ability to successfully manage a large portfolio of projects and activities
- Proven ability to succeed in demanding and flexible environments
- Strong attention to detail, professionalism and organizational skills
- Understanding of renewable energy and / or energy storage preferred but not required
- Intermediate to advanced proficiency in the Microsoft suite of tools and applications including Outlook, Word, PowerPoint, and Excel
Compensation and Benefits
Highly competitive remuneration from one of North America’s leading energy storage developers, owners and operators. Flexible, work from home acceptable for the long-term, or hybrid work from Plus Power’s offices in San Francisco or Houston. The salary range* for this position begins at $120,000. Factors that may be used to determine the final compensation include relevant experience, skills, qualifications, geographic labor market, and other factors consistent with applicable law.
