Role Mission:
As the Land Development Project Manager at Rhodes, you are responsible for successfully delivering projects (master plan subdivisions, commercial properties, and multifamily developments) from design to completion. This includes managing the schedule for timely completion of assigned projects and adhering to the approved development budget to meet the company’s business plans and objectives. You will report to the Production Manager and work alongside Engineers, Consultants, Architects, Contractors, and other external and internal partners to fulfill multi-year developments.

Accountabilities:
Assist with due diligence on prospective projects to include creation/review of preliminary budgets and schedules; review of site related reports, development orders and plat requirements; review and provide comments on engineering plans, plats, and landscape plans; interface with local government as needed to determine the viability of a project.
Key Responsibilities:
- Guide team and stakeholders through all stages of the project’s life cycle from project feasibility, development, construction, and recordation.
- Lead the design, review, approval, permitting, bid and award processes for all project amenities.
- Develop and maintain project budgets.
- Review and approve all accounts payable related to assigned projects.
- Review and provide comments on engineering/architectural plans and designs using project specific parameters and internal quality control criteria.
- Successfully coordinate with our team of contractors, engineers, land planners, landscape architects, testing labs, municipalities, utility entities, surveyors, and home builders.
- Create and maintain project schedules that deliver within budget outcomes for our clients, identifying and mitigating potential issues.
- Review contracts, bid proposals, analyze bid tabulations, and awarding of construction contracts.
- Perform project tracking through clear and concise status reports and time management, from feasibility through recordation of the project.
- Recommend improvements, cost savings initiatives and substitutions to positively impact current and future project budgets and schedules.
- Conduct or participate in on-site inspections, startups, final walkthrough, turnovers, etc. as required for project quality control.
- Conduct on-site visits and meetings with contractors, utility entities, surveyors, engineers, contractors, and municipalities for feasibility and construction purposes.
- Coordinate completion of and/or analyze survey reports, maps, drawings, and blueprints by our engineers/architects.
- Responsible for managing and providing resolutions for issues related to jurisdictional districts and municipalities.
- Proactively explore and conduct research to identify potential gaps and issues that would affect the outcome of the project.

Supervisory Responsibilities:Direct management responsibility of Land Development Project Manager. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications:
- Education: Bachelor’s degree from four-year college or university in Construction Science, Civil Engineering, or related field preferred
- Certification(s): PMP preferred but not required.
- Experience:
- 5+ years in civil site work supervision / project estimating / project management
- 3+ years’ experience in print reading, surveying, utility work, site construction
Knowledge and Skills:
- Demonstrate knowledge of construction development process, scheduling, cost control procedures, local construction, and design standards & specifications.
- Ability to read, understand, and interpret construction documents, drawings, specifications, scopes of work, and project schedules.
- Knowledgeable of all phases of construction in a land development project.
- Advance Excel skills to analyze and manipulate numbers and data.
- Advance MS Project to create and update schedules.
- Working knowledge of AutoCAD.
- Familiar with GIS systems.
- Proficient in all Microsoft Office Applications.
- Strong in communication skills both oral and written, Spanish preferred.
- Strong in organization and multi-tasking skills.
- Understand the need to be flexible and prioritize tasks to meet deadlines.
