Compensation:
$19.81-$21.79 / hr.

Monday-Friday 6:30am-3:00pm
General Summary:
Under the direction of the supervisor, Maintenance and Custodial, assist in routine inspections of building systems. Assist in maintaining heating, ventilating and air-conditioning (HVAC), electrical and plumbing systems and building automation systems. Assist other maintenance associates and/or contractors in performance of maintenance and custodial activities.
Summary of Responsibilities:
Assist in conducting routine inspections and preventive maintenance per the STRS Computerized Maintenance Management System (CMMS) of building and grounds and report maintenance work required to the supervisor, maintenance and custodial.
Assist in performing maintenance or assist in maintenance and installation of heating, ventilating and air conditioning (HVAC) systems according to manufacturers’ specifications and established OSHA safety guidelines.
Assist in maintenance of:
Air handlers
Fans
Pumps
Heaters and other mechanical equipment
Assist in maintenance, operation and installation of building automation systems according to manufacturers’ specifications and established OSHA safety guidelines to include:
Mixing boxes
Wiring
Thermostats
Network controllers
Assist in maintenance of electrical systems and electrical devices according to manufacturers’ specifications and established OSHA safety guidelines to include:
Motor controls
Distribution switchboards
Lighting
Uninterruptible power supplies
Diesel generators
Variable frequency drives
Assist in maintaining or installing plumbing systems according to manufacturers’ specifications and established OSHA safety guidelines to include:
Piping
Plumbing fixtures
Potable domestic water filtering systems
Assist in maintaining chillers, boilers, pumps, fans and other mechanical equipment as directed.
Assist in installing, moving and modifying office work spaces and partitions.
Assist with meeting room set-up and configuration as directed.
Willingness to pursue continuing education to learn of new developments as required to perform job duties.

Summary of Qualifications:
High school education required.
Associates degree or two-year technical certificate preferred.
One of the following certifications or trainings required or in the process of obtaining: Industrial 3 phase electric and motor control, HVAC and Refrigeration and/or Industrial Controls.
Ability to use various testing equipment, power and hand tools required.
Proper use of OSHA mandated Personal Protection Equipment (PPE) required.
Building Automation System operator training preferred.
Boiler operation experience preferred.
Ability to work with and preserve confidential information required.
Above-average oral and written communication skills required.
Interpersonal skills necessary to deal effectively and courteously with internal and external contacts required.
Above-average organizational skills and a high degree of accuracy and attention to detail required.
Proven ability to operate Microsoft Office programs and standard office equipment required.
Ability to work independently and in a team environment while meeting deadlines with minimal direct supervision required.
Considerable standing, walking, bending, climbing, lifting and overall physical exertion required.
Excellent work record of attendance and punctuality and the ability to maintain a flexible schedule to meet business needs. Occasional evening, weekend and non-regular work hours may be required.
