Overview of Role:
The Director of Property Operations will play a founding role in building Truehold's Repair & Maintenance department by operationalizing the standards, quality control, training program and strategic partnerships to ensure our residents benefit from industry leading property services. This role requires the ability to bring field experience managing Repair, Maintenance and Turns work within a rapidly expanding portfolio of Single Family Rental (SFR) assets. Location: Remote
Key Responsibilities:
- Develop framework to ensure work orders and service requests are completed within industry leading KPIs (response times, resident satisfaction efficiency of techs/vendors)
- Design and update workflows for both internal stakeholders and 3rd party vendors
- Work with leadership, property managers, and Truehold's Construction team to build an effective Service Department structured to excel at the MSA level and efficiently scale nationally
- Take our Vendor Management program to the next level by building out R&M oriented, specialized vendors and ensuring we have capacity required to address the needs of our growing portfolio of Single Family Rentals
- This includes sourcing, onboarding and continued management of performance and pricing
- Create connective tissue with our Turn & Renos coordination team to ensure our dispatching function is the most efficient, effective and well documented in the industry
- Work cross functionally with leadership, product and engineering teams to muscle up our technology strategy focused on building the most efficient Property Services function in SFR investment management / proptech
- Roll up your sleeves and stay on top of quality control of our finished projects to ensure quality control of our Project Managers/Field Techs and third party vendors
You bring
- 7+ years of experience in Construction Management & Occupied Maintenance, with at least 5 years within a Single Family Rental (SFR) investment firm
- Established track record of scaling a national Property Services team both in market and at Portfolio and Regional level
- Results oriented P&L management with a focus on driving revenue and improving margins by bringing cost effective solutions to a growing business
- Excellent organizational & communication skills with high attention to detail and ability to lead multiple projects concurrently
- Self-starter with eagerness to take ownership and independently drive projects to completion
- Experience in residential real estate, SFR and/or data analytics strongly preferred
