We are looking for a Commissioning Project Manager familiar with LEED certification to support the development, management, and execution of all aspects of assigned commissioning projects from initial engagement, design reviews, checklists, safety support, script development, vendor coordination, testing and report development through turnover to the client.Direct experience managing and executing the commissioning (Cx) process, as a third-party commissioning agent (CxA), is essential to the role of Project Manager.
With this experience comes intimate knowledge of the commissioning process as is related to regulations, local building codes, sustainability requirements, and industry guidelines.
RESPONSIBILITIES:
- New client development
- Self-perform CxA duties on projects as you build your team.
- Project management of multiple projects
- Provide feedback on select fee calcs, and assist with Quality Control Review of proposals
- Design reviews including OPR, BOD, Drawings, and Specifications
- Review of submittals, RFIs, and shop drawings
- Developing Commissioning Plans
- Developing project specific test scripts including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
- Understanding/experience with Monitoring-Based Commissioning (MBCx)
- Onsite execution/witness of test protocols
- Running commissioning meetings, capturing, and delivering meeting minutes to the project team.
- Documenting Commissioning Issues and managing their resolution.
- Developing commissioning reports
- Developing systems manuals and operational & maintenance (O&M) manuals.
- Developing Current Facilities Requirements (CFR)
- Technical knowledge of system design, installation, operation and maintenance in the following areas:
o Mechanical Systems (HVAC) o Electrical Systems o Plumbing System o Process Systems o Controls and Automation o Building Automation Systems (BAS, BMS, Etc.) o Building Envelope
- Client and team management.
- Retro-Commissioning (RCx) and Energy Auditing of existing buildings.
- Navigation of various Building Automation Systems (BAS)
- Local travel and some long-distance travel to jobsites. Vehicle, driver’s license, and insurance required.
- Conducting yourself safely on jobsites and complying with the Contractors’ job-specific safety requirements
- Providing technical engineering advice regarding planning, design, construction, and facility operation to clients.
- Identification and resolution of complex issues and/or business issues, including process, materials, and systems.
- Facilitation of team decision making, especially with respect to choosing optimal solutions to problems that require multi-factor considerations.
- Strategic coordination of MEPF project team members and systems.
Qualifications:
- Minimum 5 years of related life sciences industry and/or commissioning experience required.
- Bachelor’s degree in a related discipline and progressive professional years’ experience or equivalent combination of education and experience.
- Thorough knowledge of the design, construction, and commissioning processes
- Awareness of state and local energy codes and LEED Cx requirements.
- Commissioning and/or LEED Certification a plus.
- GMP systems experience
- Strong knowledge of MEP system startup and commissioning, including HVAC, BMS and Controls.
- Vehicle, CA driver’s license, and insurance required.
- Occasional weekend work, typically scheduled in advance.
- Ability to work effectively in a service-oriented environment utilizing problem-solving skills and sound judgment.
- Ability to be "client-focused" and provide the best customer service possible.SALARY RANGE FOR THIS ROLE IS $105,000 - $135,000 ANNUALLY FOR A W2 EMPLOYEE
