Job Purpose
The Maintenance Technician ensures the quality, safety, and functionality of Furnished Quarters' apartments and office spaces by performing various maintenance and repair tasks. This role is responsible for promptly addressing maintenance requests, conducting preventative maintenance, and ensuring all repairs meet company standards. The technician frequently travels to multiple work sites across the city using public transit, handling issues such as electrical, plumbing, HVAC, and furniture repairs.In addition to technical expertise, the Maintenance Technician plays a key role in maintaining guest satisfaction by ensuring timely and effective service during maintenance calls.
Clear communication with guests, building personnel, and internal teams is critical for ensuring a seamless resolution of maintenance concerns. The Maintenance Technician must also participate in the after-hours on-call rotation, responding to urgent maintenance needs outside regular business hours.
Essential Functions
Maintenance and Repairs
- Perform general maintenance tasks in apartments and office spaces, including but not limited to caulking, tile repair, painting, wallpaper hanging, appliance repair/installation, furniture repair, and minor plumbing and electrical work.
- Conduct scheduled preventative maintenance, ensuring apartments are in optimal condition and addressing any issues before they become larger problems.
- Apply paint, plaster, and wallpaper according to design specifications in apartments.
- Monitor and replace smoke and carbon monoxide alarm batteries and devices as needed.
- Repair minor scratches to floors and furnishings; perform touch-up painting and other minor repairs to maintain the appearance and function of apartments.
- Diagnose and troubleshoot equipment issues, escalating when necessary to upper management or appropriate external vendors.
- Secure and maintain custody of tools, keys, and supplies to protect company and guest property.
Preventative Maintenance
- Proactively perform preventative maintenance to maintain the longevity of apartment furnishings and equipment.
- Regularly inspect HVAC systems, electrical components, and plumbing systems to identify and address potential issues early.
- Maintain upkeep of apartments per Standard Operating Procedures, conducting regular check-ups on furnishings, flooring, and fixtures.
- Accurately report any damages, repairs needed, or maintenance issues to management, ensuring prompt resolution.
Vendor and Property Relationships
- Establish and maintain strong relationships with building personnel, including concierges, superintendents, and technicians, to ensure smooth execution of maintenance tasks.
- Work closely with company-preferred vendors to ensure all contracted work is completed to Furnished Quarters' standards and on time.
- Collaborate with vendors for more complex repairs that require external expertise, ensuring the scope of work aligns with company expectations.
Managing Daily Schedules
- Ensure readiness for the day’s assignments by traveling to multiple work sites throughout the city using public transit.
- Ensure that all necessary tools and materials are available to complete scheduled tasks efficiently.
- Adjust to changing business demands and communicate with department leadership in case of delays or resource needs.
- Participate in the after-hours on-call rotation to handle urgent maintenance needs outside of regular business hours.
Communication and Reporting
- Communicate effectively with guests during service calls, listening actively and providing courteous, clear solutions to maintenance concerns.
- Accurately relay maintenance information to the departments of the Guest Services and Apartment Services, ensuring updates to guest cases and the maintenance log.
- Engage in proactive communication with leadership, seeking approvals and further direction when needed, ensuring smooth operation and completion of tasks.
- Log service calls and follow up with management and guests as appropriate to confirm the completion of repairs and maintenance tasks.
Compliance and Safety
- Complete all required monthly safety training and HR-related compliance training by established deadlines.
- Adhere to company safety protocols and standards, ensuring compliance with MSDS and OSHA requirements during all maintenance activities.
- Practice safe work habits by wearing appropriate protective equipment and following all safety procedures.
- Manage and report monthly inventory of maintenance supplies, ensuring the appropriate stock levels are maintained to meet operational needs.
Employee Development and Participation
- Participate in one-on-one meetings with supervisors, providing input in the employee portion of performance reviews and discussing progress toward goals.
- Engage in continuous learning and development, attending training sessions related to technical skills, safety protocols, and essential job functions.
On-Call Responsibilities
- Participate in the on-call program to respond to urgent after-hours maintenance requests.
- Ensure readiness to address emergency maintenance situations, including troubleshooting and making necessary repairs on time.
Required Skills & Qualifications
- Education: A high school diploma or equivalent is required; a trade school certificate in a related field (e.g., electrical, plumbing, HVAC) is strongly preferred.
- Experience: Previous maintenance or engineering experience required, with a minimum of two years in a related role. Experience in the hospitality or hotel industry is preferred.
- Technical Knowledge: Proficiency in mechanical, electrical, HVAC, plumbing, and general maintenance, including wallpapering, painting, and appliance repairs. Must be able to diagnose, troubleshoot, and perform repairs across various maintenance issues.
- Customer Service: Strong interpersonal and communication skills, with the ability to engage and interact professionally with guests, internal teams, and building personnel. Must be comfortable discussing and resolving maintenance issues with guests during service calls.
- Technological Skills: Experience using maintenance tracking software, such as Salesforce and Oscar, preferred. Must effectively log and update service calls and communicate maintenance details through mobile and computer-based applications.
- Safety and Compliance: Knowledge of safety standards, including MSDS and OSHA regulations. Must consistently practice safety procedures and adhere to company protocols.
- Time Management: Strong ability to manage daily schedules, prioritize tasks, and complete work efficiently within deadlines.
- Language Skills: Proficiency in reading, writing, and speaking English fluently. Multi-lingual abilities are highly desirable.
- NYC Knowledge: Familiarity with the New York City metro area is required, including the ability to navigate the city using public transit to travel between work sites.
- Availability: Flexibility to work evenings, weekends, and holidays and participate in a rotating on-call schedule for urgent maintenance requests.
