Duties and Responsibilities
- Ensures the owner’s interest are carried out in a timely manner and according to budget, plans and programming intent. Program Manager will focus on quality and overall project’s aesthetics. This will require understanding of design, quality and durability of materials and selection of finishes.
- Procure, scope out, and negotiate proposals from the following sub-consultants to submit to Developer with a recommendation for approval: Landscape, Interior Design, Signage Design, ADA/FHA Consultant, FF&E Procurement and Installation, Art Consultant, IT/Low Voltage, Fitness Equipment
- Prepare design checklist for each project’s Design Kick-off Meeting
- Assists the Developer in the preparation of the Schematic Design and Design Development progress sets.
- Ensure drawings are coordinated with the Approved Finish Schedule
- Ensure drawings are compliant with the Morgan Design Standards
- Perform Owner’s final plan review prior to designers issuing the Building Permit Set
- Coordinate Signage Consultant, signage bid package and prepare final bid analysis – sending along with written recommendation to Developer for approval. Transmit final signage bid package to the Design Mgr./Dir for their use in transmitting it to relevant members of the design team and overseeing compliance with local signage code.
- Assist Marketing and Property Management with creating Sales Collateral materials (unit plans, rendered site plan, unit and property features)
- Responsible for the Unit Finish Schedule. Secure finishes and fixture samples for team’s review. This may be done though a mock-up that will be headed up by the Construction team.
- Responsible for coordinating the Fitness Equipment layout for approval in time to transmit requests for floor outlets where needed to DM/DD. Coordinate installation and communicating with the vendor as needed. Development to finalize scope and order the equipment.
- Attend OAC Mtgs and communicate any requests of the designers through the Design Mgr/Dir.
- Coordinate and lead the Pre-Construction Design Review Meetings.
- Review and provide recommendations for VE substitutions
- Update the regional team on Dev Update calls with respect to status, near term needs and critical issues concerning design
- Communicate between Development and Construction to ensure that the active VE list and Wish List of project upgrades being considered is accurate and complete. Construction Project Mgr. will maintain the actual Contingency Use Log and Wish List tracker.
- Monitor all RFIs and Submittals through Procore. Review and assist with all design related RFIs and Submittals.
- Monitor Construction Team’s adherence to the approved drawings and approved submittals for all elements and areas that can be touched and/or experienced by our residents. This is accomplished through multiple site visits starting with the pre drywall box walk.
- Program Mgr CA duties will require travel within region. Will perform on-site observation reports at construction phases as scheduled per project.
- RID not required, but is a plus
