The role of Construction Observer will consist of:
- Acting as liaison between construction contractor and owner and/or design professionals from construction to closeout phase or projects.
- Tracking the construction schedule.
- Tracking, processing and reporting RFI’s, change orders, pay apps, material testing and other construction-related documents.
- Acting as an advocate for the project owner and day-to-day involvement with the build.
- Visiting the site at intervals appropriate to the stage of construction to observe and document progress and quality of the work completed by the contractor, and to become generally familiar with the work in progress and determine if it is proceeding per the contract documents.
- Keeping the owner and/or design professional informed about the progress of the work and advising about observed deficiencies in the work.
- Resolving conflicts and serving as a mediator when issues arise.
Requirements Three+ years of experience overseeing the construction of residential and commercial projects, to include overseeing compliance with construction documents. Strong verbal and written communication skills, as well as interpersonal and problem-solving skills required. Must have good attention to detail and be able to prioritize and balance workload appropriately. Must be willing to travel to job sites throughout the greater south central Texas region. Must possess a valid driver’s license and personal vehicle insurance.
Experience with Bluebeam, MS Project or ProCore project management software a plus.
