Del Webb at Mirehaven is a new construction 55+ community located in Albuquerque, NM. Opened in 2015, this gated community will feature 618 homes across 300 acres upon completion. With a 10,000 square foot Recreation Center as the heart of the community, homeowners can use the social spaces to catch up with friends and neighbors, or partake in classes and activities. Outdoors amenities include a pool and spa, tennis court, two bocce ball courts, and four pickleball courts for fitness and recreation. Residents can meet up for a game, or utilize the outdoor event lawn for larger-scale gatherings. Del Webb at Mirehaven also houses an outdoor great room and meeting rooms.
Position Summary:
Responsible for maintenance of The Sandia Center and all common areas of the Del Webb at Mirehaven HOA community having daily contact with residents or personnel and is a key participant in the successful operation of the association’s maintenance needs.
Position Responsibilities:
- Partners with the Community Director to maintain building, common areas and other physical assets on the property.
- Perform duties related to plumbing, electrical, HVAC, painting, dry wall, pressure washing, welding and any other maintenance needs related to the designated property.
- Regular maintenance of pool and spa (CPO certification required), landscape and irrigation systems, etc.
- Regular maintenance of fire safety systems.
- Troubleshoot maintenance problems to identify issues and necessary repairs.
- Complete grounds work, which may include trash clean up, sweeping, landscaping, pressure washing, etc.
- Complete assigned maintenance service requests.
- Develop and maintaining relationships with vendors, negotiating pricing, collaborating on approved vendor list and keep vendor list updated.
- Point of contact for after hours’ calls and emergencies.
- Properly operate, maintain, inventory and store all maintenance equipment.
- Light cleaning as needed. Additional cleaning due to COVID requirements at this time.
- Perform other related duties as directed.
Knowledge, Skills and Abilities:
- Working knowledge of plumbing, electrical, HVAC, pool equipment and chemicals, painting, dry wall, welding and any other maintenance skills necessary to complete work orders.
- Ability to communicate effectively in both oral and written form; maintain work logs; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.

Physical Demands & Work Environment:
- Works indoors and outdoors.
- Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend.
- Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces.
- Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet.
- Ability to lift 50 pounds.
- Able to handle various manual and power tools.
- May work independently or as part of a team.
