About the Role
We are seeking a skilled Property Manager to oversee the daily operations of our Modern Urban Rental (MUR) portfolio located in Massachusetts. The ideal candidate has strong leadership skills, can manage a team effectively, and has excellent communication skills.
Facility Management
- Oversee day-to-day operations of our Modern Urban Rental Portfolio
- Ensure that the property is maintained to the highest standard and in compliance with all relevant regulations and codes
- Conduct regular property inspections to identify maintenance issues and ensure that they are addressed promptly
- Provide emergency service coordination and generate incident reports
- Maintain a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs, housekeeping functions, and responses to resident service requests
Collaboration
- Collaborate with other Property Operations team members, including maintenance technicians and associates, daily to perform all responsibilities
- Work closely with the Regional Director of Property Operations to monitor regulatory compliance and company policies and procedures related to property management and ensure that all associates are familiar with and understand them
- Develop and maintain relationships with local vendors and contractors
- Bid out property services to vendors for competitive pricing
- Reviews, understands, analyzes, and makes recommendations for vendor contracts to Regional Director
Resident Services
- Handle resident inquiries and concerns in a professional and timely manner
- Market the property to prospective residents and coordinate leasing efforts
- Manage resident onboarding, offboarding, and evictions
Property Reporting
- Manage the property budget and ensure that all expenses are within the allocated budget
- Prepare detailed operating reports on a weekly, monthly, and annual cadence
- Report on delinquency and unpaid balances for the property and organize collections efforts on past residents
Experience
- 3-4 years of experience in property management
- This position requires a High School Diploma/GED
- Strong leadership, management, and computer skills
- Excellent communication and interpersonal skills
- Knowledge of relevant laws and regulations related to property management, including fair housing laws
- Ability to work independently and as part of a team
- Availability to work evenings and weekends as needed
- Diligent and efficient documentation and task management skills
- This position requires up to 20% travel within Massachusetts
