Summary:
The Project Manager (PM) is responsible for the complete and satisfactory execution of the entire construction project.The PM is the company representative who works with the project owner(s), design professionals, vendors, subcontractors, as such, their actions will be regarded as the company’s.Essential Job Functions:•Adhere to and enforce the Company Safety Program.•Initiate and maintain communication with a prime client, architectural and engineering contacts with the purpose of facilitating construction activities.•Business development through client relationships.•Participate in the estimating of projects with the intent of managing the project.•Participate in marketing and project procurement.•Provide overall project management for two or more construction projects.•Assist and enable the project team to function properly and operate efficiently.oEvaluate the staffing requirements of the project while keeping the contractual budgets on track.oOrganize and coordinate field supervision.•Develop and monitor the construction plan for the entire project.oHave a thorough understanding of the plans, specifications, basis of the estimate and negotiations preceding the contract at the time of the project start.oDevelop the projection of cash flow volume and funding requirements for the project.
▪Coordinate cost-progress targets with production.▪Adhere to APGC Best Accounting Practices and third party agreed upon procedures regarding the handling of construction cost activities (ECA).oEstablish project objectives, policies, procedures and performance standardswithin typical industry and company standards.oDevelop, monitor, update and communicate the master progressscheduleand its revisions.▪Include procurement and QC activities on the master progress scheduleoCo-ordinate on-site and corporate office activities.oOrganize and oversee job site administration.oThe following functions are completed inconjunction with the jobsite superintendent:▪Manage subcontractor schedules, quality of work, coordination of other trades and payments.▪Manage the direct labor force and maintain labor relations.▪Create and maintain a safe and secure job site.•Investigate potential serious safety situations and implement immediate corrective measures.
▪Identify potential scheduling conflicts and implement immediate corrective measures.▪Expedite main project purchase orders to ensure delivery dates correlate to the master progress schedule or to receive the best dollar buy-out possible.•Project specific contract administrationoMust have complete comprehension of the Prime Contract for the project and carry the conditions through to all other contracts.oIdentify and resolve all general and subcontract changes.oAssist in the procurement of suppliers and subcontractors.oReviewvendor bidsobtained at the time of Estimating, evaluate bids considering price, availability, and past vendor performance.▪If required obtain additional vendor bids.▪Negotiate terms and conditions on the contractual construction documents with the subcontractor or vendor.▪Execute and officiate the terms and conditions in the form of contracts or contract changes.▪Officiate and finalize construction communication requests and responses in the form of letters, memos, RFI’s etc.
Ensure that the conveyancesare received and understood and that the requested information is received in a timely manner.•Promote the financial success of the project:oMonitor the financial condition of the project and implement corrective action to mediate problems as well as drive a more profitable outcome.oReport the financial status of projects to the Controller.•Attend weekly/by-weekly PM Department meetings.Physical Requirements:•Walking: 25% of the time, the surface may be unpaved and uneven•Climbing up and down ladders: ~1% of the time•Squatting/Bending: 5% of the time•Lifting: up to 25pounds ~5% of the time•Carrying: up to 25pounds~5% of the time•Driving: up to 25% of the time•Sitting/Administrative (Computer work): 34% Required Qualifications:•4-yearengineering degree or equivalentexperience.•10+ years of experience (working knowledge) of construction, design, finance and accounting practices.•Working knowledge of procurement techniques, standard business procedures, policies, accounting and business contract law.•Proven experience resolving challenging technical and contractual challenges.
•Superior communication and interpersonal skills•Must be organized.•Must have the ability to innovate and motivate employees to maximize their performance.•Computer skills are mandatory; knowledge of MS Office Suite, P6. Experience with construction project management software similar to Sage 300, Prolog or Procore.•Must have a valid driver’s license.
