Position Summary
The Property Inspection Analyst is responsible for providing accurate valuations and assessment of risk for all homes Offerpad is acquiring. This role will review and analyze the inspection reports on homes, determine the condition of the property, identify any visible hazards and determine the repairs and/or renovations. The Property Inspection Analyst will partner with the Success Managers to create the credit and repair addendum to present to the seller.
Essential Functions
- Review and analyze home inspection reports. Evaluate reports to determine required return on investment.
- Review and determine necessary repairs needed for home resale.
- Establish pricing for needed repairs to determine profitability and risk associated with acquiring a home.
- Conduct high-volume desktop property evaluations to verify home condition and determine repairs needed to bring to a marketable state.
- Finalize repair/renovation scopes of work that include recommendations on improvements to increase market value of the home.
- Make critical decisions on property condition and correction items in an efficient and timely manner.
- Consolidates third party inspections and/or internal property reports to meet the Company’s financial requirements.
- Communicates with renovations and dispositions teams to determine best course of action for renovations and resale.
Minimum Qualifications
- Minimum of 3+ years’ experience and thorough understanding of residential inspections reports
- Understanding of financing repair requirements
- Proficient in MS Office Suite, especially Excel
- Able to successfully prioritize and manage inspection timelines (typically 10 days), handle frequent changes
- effectively and professionally and follow through on issues in a timely manner
- Attention to detail
- Work well independently and in a team; Self-starter and independent worker, but not hesitant to ask for direction and clarification when needed
- Solid work ethic and a professional, proactive and positive approach to work
- Strong quantitative and analytical ability and internet research, organization and communication skills
- Effective decision-making skills and an ability to perform under deadline pressure
Preferred Qualifications
- Real estate license in the state of current residence preferred
- Associate or Bachelor’s degree preferred
