Summary:
The Business Manager of Housekeeping is responsible for overseeing contracted cleaning services for the Ensemble Arts buildings, which account for three buildings with a total footprint of over 700,000 square feet.The contracted cleaning service includes a base housekeeping team that oversees overnight cleaning as well as an event housekeeping team that is solely focused on the needs of events and shows. The Ensemble Arts venues are host to hundreds of events and theatrical shows that occur during daytime and evening hours, mainly from September through June.
The Business Manager of Housekeeping will at times need to be on-site and available during evening events as well as on weekends. This position acts as the resident expert in custodial services and healthy workspaces for staff, performers, and guests.
Essential Functions:
- Maintain the day-to-day and long-term relationship with the contractor providinghousekeeping and cleaning services.
- Ensure contractor compliance with all aspects of the written contract, highlighting any discrepancies to both the contractor and the Assistant Director of Facilities.
- Make recommendations to management regarding current and future contract language.
- Provide daily oversight of the housekeeping contractor’s services.
- Meet with contractor and Assistant Director of Facilities on at least a monthly basis unless more frequent meetings are deemed necessary.
- Implement a quality assurance program that quantifies housekeeping contractor performance to help ensure standards are being met and discrepancies corrected.
- In collaboration with assistant director and assistance from the departmental administrative coordinator, develop a survey and reporting system to help gauge overall impressions of performance for housekeeping services.
- Contribute information and updates to the Facilities Department communications for staff and Resident Companies.
- Stay abreast of industry standards, equipment and products making recommendations to management when appropriate.
- Provide support in developing operational plans to respond to health crises such as disease outbreaks, pandemics, etc. Research and share current governmental guidance and recommendations with appropriate staff team.
- Review all incoming invoices from housekeeping contractor and ensure costs are accurate based on labor hours.
- Assist with preparing annual fiscal year budget as it relates to housekeeping costs that are incurred by Ensemble Arts and those that are billed back to clients and events.
- Closely track all housekeeping costs against the fiscal year budget as well as revenue that is billable from events and clients.
- All other duties as assigned by Assistant Director of Facilities
Education and Experience:
- Bachelor degree or equivalent experience required.
- At least five (5) years of documented experience in custodial or janitorial management or related field required
- At least three (3) years of documented supervisory experience preferred.
Knowledge/Skills/Abilities
- Proficiency with Microsoft Office products
- Knowledge and experience with Global Harmonized System-Hazardous Communications and Hazardous Materials management
- ISSA Cleaning Management Institute Certified Custodial Supervisor preferred
- GBAC Trained Technician preferred
- OSHA 30 for General Industry preferred
- Ability to communicate effectively both orally and in writing with staff and the public
- Ability to develop and update standard operating procedures
- Ability to write and investigate required reports
- Ability to make independent and good judgment decisions within proper policy and procedures
- Ability to stand up to 8 hours, walk and run
- Ability to lift and push up to 30 lbs.

Environment, Physical Demands and Other Conditions:
- Work is performed inside and outside the property with exposure to inclement weather and unpredictable crisis situations
- Workday is expected to be afternoons and evenings and include weekends.
- At least 50% of the time is anticipated to be spent on quality assurance inspections throughout the campus with the remainder of the time split between contractor observation, planning activities and administrative tasks.
