******Unless specifically contracted, resumes from recruiting agencies are not being accepted for this position.****** We are currently seeking a Regional Vice President of Property Management to be responsible for the oversight, leadership, and training of the regional field operations team. This role is accountable for expense control and budgeting, property condition reporting, site standards, compliance with corporate policies and audits, and tenant relations within the region. The Regional VP will also oversee all capital improvement work in the region to ensure work is completed timely and within approved budgets.
Financial Management / Expense Control and Budgeting
- Lead the regional property management team through the annual operating budget process for cam, opex, capex, and landlord expenses
- Ensure that Property Managers are properly documenting, through the Property Condition Assessment (PCA) report, the existing condition of each site, and developing comprehensive long-term financial plans (cam, opex, capex) that meet the asset strategy, as identified by the Regional President
- Oversight of monthly variance reporting to ensure financial plans and related spending is in alignment with budgets
- In coordination with the regional financial department, evaluate on a site by site basis, tenant cam caps and exclusions with the goal of maximizing expense recovery
Corporate Compliance – Policies & Procedures, Audit, Initiatives
- Accountable for ensuring that the Property Managers and support staff are operating in compliance with stated policies and procedures
- Responsible for the oversight and administration of internal audits, as well as compliance with the corporate audit review program
- Support and implementation of corporate programs and initiatives
Field Operations
- Regional VP’s - visit sites as needed, but not less than twice per year with PM's to review the property condition relative to stated goals for each site, as follows:
- PCA Report
- Vision Statement
- Two property improvements per year
- Current and future capex / opex
- Category condition ratings for parking lot, roof, etc...
- Ensure that Quarterly inspections are being performed
- Preparation and execution of corporate Emergency Response program
Tenant Relations
- Oversee and direct Property Managers in the day-to-day handling of tenant disputes and complaint resolution
- Oversight and execution of corporate protocol for on-boarding of new tenants – welcome packages, Property Manager visit, etc…
- Monitor timeliness of Property Manager and Property Assistant responses to tenant inquiries, including after-hours emergency calls
Requirements
- College degree, or equivalent, relevant experience managing a large portfolio of big box or grocery anchored shopping centers
- Prior experience managing a team of property managers and administrative support
- Able to travel overnight regularly by car and/or plane
- Self-starter and highly organized
- Must be proficient with technology and software used in the operations of Kimco’s assets
